Sales Branch Roadmap 2027

What has to happen for Heswall to exchange one million pounds in 2027

£0exchange fees

Worked backwards from the target, the same way the 2026 roadmap was built, using Heswall's own 2026 actual rates for every step: retention, viewings per sale, cancellations, conversion and average fees.

From the exchange target back to the first valuation

Each step is the one before it divided by a 2026 actual rate. Change any rate in the Excel model and the whole chain re-flows.

2027 against 2026

More fees from fewer listings

Heswall's 2026 actual conversion from listing to sale and its average exchange fee both run ahead of the 2026 plan, so the 2027 roadmap asks for 7% more exchange fees on 7% fewer listings. Valuations booked barely move because the valuation cancel rate has run at 18% against a planned 11%.

Assumptions, side by side

Calculated from the 2026 monthly figures. On the actual side they reproduce the dashboard's own panel figures exactly, which is how the transcription was checked. The 2027 column is what the model uses, and every one is editable in the Excel file.

Three places for your judgement

  1. Pipeline and lag. January to March exchanges come from late-2026 sales. The model assumes steady state. Heswall's pipeline was £590K at 8 October against a planned £445K, so 2027 starts with more in hand than 2026 did.
  2. Listings to sales. The dashboard has no explicit link between listings and approved sales. The model uses 2026 actual approved sales per listing, about 90% against 85% planned. Sales lag listings, so a strong sales year flatters this ratio. Using the planned 85% instead adds roughly 6% to listings and valuations.
  3. Valuation cancellations. 2026 ran at 18.3% against the 11.1% planned. The model takes the actual. If the process fix holds, a figure between the two brings valuations booked down.
